Let yourself be tempted by this magnificent villa where you can have your breakfasts like a King, sometimes on the patio with unobstructed views, sometimes with your feet in the water of the heated swimming pool, (Only from May 15 to October 15) all in the heart of the hills of the town of Biot ... This is a rare gem of pure enjoyment.

As far as the layout, things are looking pretty good, starting with the upper level (the house entrance is on that level):

- A nicely decorated setting, carefully selected by the owners themselves, to produce a "like-at-home" effect, instead of “like-at-someone-else’s-place”.

- A superb living room with large bay-windows opening to the patio, with cozy sofa and armchairs, fireplace, flat screen TV and coffee table (you can enjoy the view while relaxing on the sofa.)

- A spacious semi-professional open-floor kitchen with everything you need, including of course a Nespresso machine (what else?), an induction cook-top along with ultra-modern appliances, plus a kettle and a toaster. The kitchen has a dining table for 10 people. There is access to the patio (and barbecue area) from here.

- A master suite with its private bathroom (with shower and tub: one day this, one day that...), dressing room, TV and maxi king size bed 2m x 2m. As a bonus, there is an individual combo heating/cooling unit and private access to the patio.

- A second smaller suite with a king size bed, closet and private shower room.

- Of course the incredible patio with outdoor lounge furniture, a dining table set, and the barbecue. In addition, in a shaded corner, you can enjoy a hammock whenever you want to escape the rest of the group, to read a good book or take a relaxing nap (your imagination is the limit as far as how you want to use it).

- Separate toilets by the entrance, but they don’t mind being on their own near the door.

Wait, there is more, don’t forget the lower level (outdoor access, via stairs from the patio):

- For the enjoyment of children (and adults), the 13m x 6m heated pool with a swarm of deck chairs, (possibility of storing cold drinks in the mini-fridge in the pool house and enjoy them while dipping your feet in the water), a full pétanque court and a second extended garden (ideal for huge hide-and-seek games or for hiding Easter eggs).

- A first parental suite with completely independent access. You will find a super king size bed and a private shower room with toilets, storage, but also, as the icing on the cake, an extension with a second sleeping area with a trundle bed for two (perfect for children or teens ... or adults enjoying single beds). And, as the cherry on top of the icing on the cake, you will have access to the sauna, just for you (you can share it if people are nice to you, and you want to, of course).

- A second independent suite with a shower room and toilets also, storage and a king size bed.
- But sorry, no day or evening parties are allowed. (You can however enjoy quiet gatherings with a few friend, to share a bottle of rosé with cool background music.)

PLEASE NOTE / IMPORTANT:

The house does not have central air conditioning. It only has an individual cooling/heating unit in the main master suite of the upper level.
THE HEATING OF THE SWIMMING POOL IS AVAILABLE ONLY from Mai 1 to October 15.

Some highlights:

- 1 large and 1 small bath towel per person. Sorry, the towel dimensions are not adjustable to the size of each person, even if we tried really hard...
- A map of the city, transportation and a guide to places not to miss (and to miss).
- A survival kit upon arrival (shampoo, shower gel, water, coffee and tea).

Some geography, so you know where you are:

- After a short drive (just enough to get the engine lukewarm) or a cool bicycle ride (just enough to get your workout of the day) you will reach the Bois Fleuri district where you will find all kinds of local stores, including a pharmacy (for those hung-over mornings or other basic medicine needs…)

- However you can go further, in this case you will need your car, and enjoys these activities:

- Visit the Provencal village of Biot (less than 8 minutes away) and get lost in its labyrinth of alleys, order a Grand-Marnier crepe at the old town creperie.

- Pay a cultural visit to the glassworks just outside Biot (12 minutes), and see the artisan glassblowers at work: a “breathtaking” experience in itself!

- Enjoy the beaches of Antibes or go greet the killer whales at the Marineland aquatic park, within about 15 minutes.

- Do another beach trip to the fine sand beaches of Cannes, Golfe-Juan or Juan-Les-Pins, reachable within less than 30 minutes.

- Take a break like the locals, in the village of Valbonne: 12 minutes away (it’s such little time to be able to experience some of the best food around, at the inn Auberge de la Source).

- Finish your day trip by visiting the perfumeries of Grasse (less than 30 minutes away).

- And for those who (maybe) come here for work or business, you are only 13 minutes away from the world-renown Sophia-Antipolis tech center.

Good to know:

Check-in and check-out are flexible (like us), except if other guests are arriving and/or departing on the same day as you do, in which case the check-in is no earlier than 4 pm and check-out no later than 10 am (Superman was available, but Supercleaner was not.)

IMPORTANT: An extra charge of 35 Euros will be required for late arrivals after 8 pm. Late arrivals after midnight will be possible only with a key lock box (we need to keep that time for Netflix).
